Application

All prospective tenants must fill out an application. Each application is screened and must be able to self-qualify. We operate in compliance with all Fair Housing Guidelines. After receiving an application, we verify rental / ownership history, credit report, criminal report, and proof of income. Once we have all pertinent information required and Application Fee, we can fully process your application. We will contact you as soon as possible to let you know you have been approved and the next steps.

Showings

We are always happy to show prospective residents our available units during office hours by setting up an appointment. Please email us at: sbezzinvestments@gmail.com or call 937-473-5165.

Rent

Rent and utilities shall be due and payable on or before the first (1st) day of each calendar month. A charge of fifty dollars ($50.00) per month will be added as a late charge for any rental payment postmarked (or paid after the 1st using your online tenant portal) after the first(1st), or any account left with a balance due.

Web Access Information

To access your account online, make a payment, or put in a service request, please log in via our Resident Portal. To log in, use the username and password you have created. If you need additional assistance or do not know your username or password, please contact the office.

Pets

Dogs and cats or subject to park approval and must complete the pet application. The signing of a pet addendum is required and there is a $10 dog and $5 cat fee per pet per month. No pets over 25 pounds or exotic animals. The following breeds are restricted: chows, pit bulls, American pit bull terriers, American Staffordshire bull terriers, Rottweilers, German Shepherds, Doberman Pinschers, or mixed breeds that resemble those breeds, regardless of size

Emotional Support or Service Animal

Animals required as assisted care animals or service animals for a resident, are permitted. Residents are required to notify Community Management if such an animal is required. Community Management reserves the right to request that a resident provide medical or psychological verification of the need for the accommodation.
